Cheapest is a word the New Zealand property industry treats like a swear. You'll get "entry-level", "renovator's dream", "do-up with potential", "first rung on the ladder", anything but the word that actually brought you to this page. We'll just say it.

These are the suburbs with the lowest estimated median values in the country, ranked plainly, no euphemism applied. A low price isn't a verdict on a place. Mostly it measures distance from a big city's payroll, and the gap has become genuinely silly: a car pad in Herne Bay now changes hands for more than a three-bedroom house with a garden in half the towns on this list. Both of those purchases come with the same sky, and only one comes with parking.
