Suburbs with the highest-rated schools and best educational opportunities.

New Zealand parents will do remarkable things for a school zone. Rent a one-bedroom flat they never live in. Move house the year before enrolment. Use a grandparent's address and hope nobody checks. The in-zone property premium is one of the most reliable forces in the national market, which tells you these decisions get made with the heart and the chequebook, rarely the spreadsheet.

This list ranks suburbs on the schools their addresses are zoned for. The usual Auckland eastern bays show up, Glendowie, Herne Bay, Campbells Bay, because they always do. So does a healthy run of Wellington, Lower Hutt and the Hutt hills, plus a few you might not expect: Flagstaff in Hamilton, Lower Shotover near Queenstown, Māpua out in Tasman.

One quiet truth the numbers keep hinting at: school scores and house prices track each other suspiciously closely. A "good school suburb" is often just a suburb where the families could afford to live near a good school. Cause and effect get blurry. Worth remembering before you remortgage for a postcode. Check the zone maps, visit the actual school, and ignore the listing that says in zone like it's a personality.
