Affordability in New Zealand comes in two flavours. A central Auckland apartment roughly the size of a generous parking space, or an actual house in a town where the nearest flat white is a road trip. This list has both, which is how Grafton and the West Coast end up sharing a leaderboard. Nobody planned that. The numbers did.

Most of the top twenty sits on the West Coast: Blaketown, Reefton, Westport, Cobden, the Grey District in general. These places are cheap for the oldest reason in property, which is that not many people are bidding against you. That is not an insult. A three-bedroom on the Coast costs roughly what a deposit costs in Grey Lynn, and the commute is to a river instead of a motorway.

The ranking blends affordability with livability, so a cheap house in the middle of nowhere does not automatically win. Distance from work, schools and a supermarket all drag the score back down. Which is the tension every first home buyer already knows in their bones: you can afford the house, or you can get to your job from it. Rarely both. Start here, then do the sums yourself.
