Take everything we measure about a suburb, schools, safety, transport, parks, the weather, and divide it by the median price of getting in. That's the whole formula. Livability per dollar. As far as we can tell, nobody else in New Zealand publishes this number, possibly because it's rude to the suburbs that do the most advertising.
The famous postcodes slide down this list, because fame is expensive. Remuera, Fendalton and Oriental Bay all deliver a perfectly good life; they just charge admission like it's a World Cup final. Meanwhile the places that float to the top are the unglamorous ones quietly delivering most of the same ingredients, decent schools, low crime, a park within walking distance, at a fraction of the entry price. The data doesn't know which suburbs are fashionable, which is precisely what makes it useful.
To be clear, this isn't investment advice and we're not predicting capital gains. We're pointing out where the livability is currently going cheap. The market tends to catch on eventually. It usually does.
