Suburbs ranked for the income-no-kids years: transport that turns up, a café scene with a pulse, and rent that leaves something over.

There's a stretch of life, somewhere between graduation and the first school zone conversation, where the property brief is refreshingly simple. You have an income, no interest in deciles, and strong opinions about flat whites. New Zealand's property machinery mostly ignores this stage because there's no house to sell you yet. We think it deserves its own list.

This ranking re-weights the data towards the three things that actually matter during those years: public transport that genuinely turns up, a café and restaurant scene with a pulse, and prices that leave something in the account after rent. Nobody at this stage of life needs a double garage and a north-facing entertainer's deck. What they need is to get to work without owning a car, and to get home from town after eleven without a $60 Uber doing the damage.
